Mold is the silent intruder! I start by looking for the signs of mold and focus on all areas of the home. I utilize equipment that helps me see what can’t be seen such as a Moister Meter and I use Thermal Imaging to look for unusual temperature differences behind walls and ceilings. If you’re ready to take possession of a new build, it would be a good idea, before the builder’s pre-final walkthrough, to schedule a professional third-party inspection. Newer roof issues? Be sure to do a visual inspection of your roof regularly. If you see granules build up in your gutter and your roof is only a few years old, you may have faulty product.

A home inspection is an examination of the houses structure from the roof to the foundation. Depending on the size, condition and age of the house, an inspection can take anywhere from 2-4 hours. Once the inspection is complete, the client can expect an inspection report within 24 hours of the inspection and it will cover the findings including pictures, analysis and recommendations.
With a quality home inspection, you can make sound decisions about any needed repairs or replacement as this is potentially the most important investment the homebuyer makes. By going through the inspection process, the homebuyer can have a better understanding of the property and it gives them the ability to make informed decisions.
Areas include: Built-in kitchen appliances, plumbing system, electrical system, heating and cooling systems, interior (windows, doors, walls, ceiling, stairs, floors), exterior (doors, walkways, driveways, windows, siding, soffits, fascias, trim) , attached garage, attic, ventilation, insulation, fireplace & chimney, decks and patios, structural components, roof, basement, foundation, crawlspace.
The homebuyer does not need to be present during the inspection but they do have the option to be present during the inspection. This can give the homebuyer opportunities to observe the findings of the home inspector as they arise.
Keep in mind that there isn’t a perfect house out there including new homes. If there is a defect that is in need of repair, it is up to the homeowner and home buyer to negotiate a solution. It is not the role of the inspector to tell the clients to buy or not to buy the house but rather to provide information the allows the homebuyer to make a more educated decision.
Price for a home inspection starts at $300 for houses at 1000 SQ FT or less and increases $25 every 500 SQ FT. There is an additional charge for crawlspaces and homes older than 1978. There is a 15% discount for Active Duty service members, veterans and first responders.
